Holy Trinity Primary School & Vibe, our unique mixed-use development in Dalston, has been shortlisted in the 2017 Housing Design Awards. The project, for the London Diocesan Board for Schools and delivered by Telford Homes Plc, demonstrates a bold but pragmatic approach to providing new homes and school places in London. The design incorporates 101 apartments above a two-form entry primary school, separated by an innovative double-height open-air play deck that significantly increases outside amenity space on a small site.
This appropriately separates the school’s identity as an important community facility whilst CHP utilises the combined 24-hour operation of both uses to increase energy efficiency. With limited public funding available, the apartments successfully cross-subsidised 100% of the school construction costs, presenting a repeatable model for the mixed-use development of small urban sites without one function compromising the other.
