Rock Townsend joined forces again with Artelia to bid for the proposed redevelopment of two offices buildings in Ilford put out for public tender by LB. Redbridge.
Originally conceived as a refurbishment and extension of the existing buildings, the concept design was soon discounted due to excessive design compromises and escalating costs.
An alternative new-build design was developed to deliver a more efficiently, higher quality and better value development.
The proposal is a pragmatic approach to reinstating the existing street scene on 2 very constrained sites. Occupying a larger footprint to the buildings demolished, both buildings extends deeper into the site and extend 3 floor higher than the existing.
Both buildings are similar in the way they are arranged:
entrances, servicing - such as bins and bike stores, plant rooms etc are at ground floor alongside the vehicle access to the rear courtyard parking and amenity
the upper floor apartments are arranged around a central corridor served by a single stair and 2 lifts.
The project is Redbridge Living’s first developments on behalf of the Council to deliver new affordable, private rent and private sale homes within the borough.
